Starting a home renovation, especially one as significant as a 3rd-story addition, is exciting. But the reality often deviates drastically from the initial vision. My journey to secure permits has been a rollercoaster of setbacks, frustrations, and unexpected detours.

Initially, I aimed for a few variances: no front setback, increased height (an extra 8″), no rear setback (due to existing building and lack of easement), and adding an all purpose room on the roof deck. This involved community meetings, which ultimately resulted in denied variances. The city appeal also proved unsuccessful.

These denials forced me to revise my plans significantly. Just when I thought I was making progress, the city amended its building code regarding 4th-story structures (triggered by my planned rooftop room). This effectively threw my project back to square one, necessitating further architectural adjustments.

To make matters worse, my architect unexpectedly closed their practice. Fortunately, they recommended a new architect who could continue the project. I was fortunate to find someone who would seamlessly take over the process, but delays and additional costs were unavoidable.

Looking back, I wish I had a better understanding of the complexities involved in obtaining variances. The permitting process has been significantly more challenging than anticipated, with numerous unexpected hurdles. However, I remain optimistic that the end result – a beautiful and functional 3rd-story addition and roof deck – will make it all worthwhile.
